How We Work With You – JKL Architectural Builders
We believe a good building experience comes down to clarity. Knowing what’s happening, what’s coming next, and who’s responsible for what. Here’s what it looks like to work with us.
1. Initial Meeting
(About 1 Hour)
We start with a face-to-face meeting, either on site or in our office.This is where we figure out if we’re the right fit for each other. We’ll talk through your ideas, your vision, and what you’re trying to achieve. We’ll also ask the right questions to understand how you want to live in the space, not just what you want it to look like.You’ll walk away with a clear sense of what’s possible and how we approach projects.
2. Project Proposal
(Within 1 Week)
After the meeting, we’ll send you a detailed proposal.This outlines who we are, how we work, the team around us, and what you can expect throughout the process. We’ll also start working through budget expectations and timelines so you have a realistic picture early.If you’re happy to move forward, you’ll accept the proposal and pay a deposit to begin the design phase.
3. Onboarding & Setup
Once you’re on board, we set everything up properly from day one.
You’ll receive a client welcome pack that explains how we operate, how communication works, and what to expect. We’ll also onboard you into your client portal, where you’ll be able to track timelines, updates, and key information throughout the project.
We’ll establish communication channels that suit you, whether that’s group chats, email, or regular meetings.
From here, we begin planning the next steps together.
4. Design Phase
(3 Months to 2 Years Depending on Project)
This is where your project really starts to take shape.
We bring in the right people for your project, including architects, interior designers, and engineers. You’ll be involved in shaping layouts, selecting materials, and defining how the space will function.
We guide you through this process with regular meetings and clear communication so you’re not left guessing. We also use tools like mood boards and visual references to help you make decisions with confidence.
This phase is about getting everything right on paper, so the build runs smoothly later.
5. Pricing & Sign-Off
Once the design is developed, we move into detailed pricing.
We break costs down into clear sections so you can see exactly where your budget is going. You’ll review everything with us, and we’ll work through any adjustments or value engineering before moving forward.
Nothing starts until you’re comfortable and have signed off.
This removes surprises and gives you full control before construction begins.
6. Build Phase
This is where everything comes to life.
You’ll have a dedicated foreman managing your project day-to-day, with support from the wider JKL team. You’ll also have direct access to both the foreman and the director throughout the build.
A typical week includes:
Weekly invoices so you can track costs in real time
Weekly progress updates with photos
Weekly meetings to walk through progress, upcoming stages, and any decisions
You’re welcome on site as often as you like, as long as it’s safe to do so.
If decisions come up, we won’t just bring problems. We’ll bring solutions, so you can make informed choices without stress.
7. Handover
At the end of the project, we walk through everything with you to make sure it’s completed to the standard we expect.If anything isn’t right, we fix it. Simple as that.
Our goal is that you walk into your finished space and feel proud of what’s been created.
