Budget
No Hidden Costs, Full Visibility
If we don’t provide full transparency on where your money is going, then we don’t deserve your trust. We operate on a fully open-book basis. You will see every invoice, every subcontractor cost, and every material expense as it happens. You’ll receive weekly invoices and regular progress meetings where we review costs together. Before any subcontractor work is carried out, you’ll see and approve the quote.If we become aware that something is tracking over budget, you’ll know early, not at the end. We’ll walk through options with you and value engineer solutions before costs get out of hand.
Timeline
Planned Properly, Communicated Clearly
If we don’t keep you informed when things shift, that’s on us.We plan every project in detail using our custom project management system, working closely with all trades in advance. Your project is managed daily by a dedicated foreman to keep things moving. You’ll be given a clear project timeline broken into stages.If delays happen due to weather or changes, we won’t go quiet. We’ll speak to you directly, explain what’s happened, and agree on the next steps. You’ll always know where your project stands.

If our team or subcontractors don’t meet our standards, they won’t be on your project. Every JKL site runs under strict site standards that apply to our team and every subcontractor. These expectations are set from day one and enforced throughout the build.We carefully select who we work with. The standard is simple. If we wouldn’t be comfortable having them in our own home, they don’t work on yours.Your site is managed by a dedicated foreman, and you’ll always know who is responsible for what. You’re welcome on site at any time, with simple communication to ensure safety protocols are followed.
Quality
Built Right the First Time
If something isn’t up to standard, we fix it. No arguments.We’re Licensed Building Practitioners and offer a 10-year liability warranty on defective building work. Quality is checked at every stage. Structural elements are inspected where required, and anything outside standard scope is reviewed by engineers.Internally, we run a “task analysis” system where every part of the build is assessed across six key areas including accuracy, safety, and workmanship. This keeps our standards high across every project.If something falls short, we don’t patch it. We assess it properly and bring it up to standard.
Communication
Clear, Consistent, On Your Terms
If we don’t communicate clearly, we’re not doing our job.From day one, you’ll receive a client welcome pack so you know exactly how we operate. You’ll have direct access to both the director and your dedicated foreman, along with support from our accounts team.We tailor communication to suit you. Some clients want regular site visits and updates. Others prefer scheduled check-ins. We work around your lifestyle.Our standard is simple. We respond the same day wherever possible. If we need information from others, we’ll tell you when you can expect an answer and follow through.
